The fee is 2% of the price at which you win the lot and never less than $4,000. It covers the search, due diligence on every shortlisted lot, the bidding and the documents up to the registered right, and it is charged on the lot you win: lots we check and decline are inside it. Below about $200,000 the minimum applies, and we say so before you approve the search.

Our fee is not the deposit, the purchase price, the instalment interest or the construction cost; those are the buyer's own payments and sit separately in the cash plan. A document review does not replace a site visit, a utilities survey or an independent valuation, and we say when one is needed. Foreign persons and foreign-owned companies cannot own land or bid for agricultural land; we structure only what the law allows.

What the 2% covers

  • Search: daily screening of e-auksion.uz for up to four weeks and a shortlist with region, category, size, start price, deposit, deadline, instalment flag and a red-flag note per lot.
  • Due diligence on each shortlisted lot: title and cadastral data, encumbrances, utilities, permitted use, construction deadlines, seller documents, listing history, a price benchmark and a maximum-bid recommendation.
  • Bidding and documentation: platform registration and digital signature, the deposit, the bidding session, the contract, the payment or instalment schedule and discount, the state warrant, boundary marking, cadastral and land-tax registration.
  • Also inside the fee: registration of the buyer's company where one is needed, and tax advisory on holding, letting or selling the asset. Quoted separately: construction permits and architectural approvals, an independent valuation or survey.

The fee arises only on a lot you win.

The buyer's own payments on a land lot

These are yours rather than ours, and we lay them out before you approve a lot.

  • Deposit on the general scale, as a share of the start price: 50% below 1 BRV, 25% up to 50 BRV, 15% up to 100 BRV, 10% up to 1,000 BRV, 5% up to 5,000 BRV, 4% up to 10,000 BRV, 3% up to 30,000 BRV, 2% up to 50,000 BRV and 1% above (one BRV is 440,000 soums in 2026). State buildings and enforcement sales have their own scales. We take the notice's figure, not the scale's.
  • The deposit follows your bid: an offer made outside the step is secured against the offered price, and on land with a start price up to 10,000 BRV your account must hold the deposit on your current bid from the third step. We top up during the session on your instruction.
  • Paying the price: ten working days when the final price is below 5,000 BRV, fifteen above, with the deposit credited. Full payment for non-agricultural land within fifteen working days earns a 20% discount, unless the start price had been cut by more than half.
  • Instalments on land: equal monthly payments with interest at the Central Bank key rate, for one to ten years depending on the location, with at least 35% down in Tashkent, Nukus and the regional centres and 15% elsewhere, due within fifteen working days. Until the last instalment the warrant carries a no-disposal endorsement: you can build, not sell.
  • Covered from the lot's proceeds: the operator's 1% remuneration, registration of the right (5 BRV for a company's plot), the boundary report (2 BRV) and the state warrant, which carries no duty.

The fee is fixed in writing before work starts. The quote states the work, any third-party charges, applicable taxes, the invoicing currency and payment dates. Extra assignments are priced separately, never added silently.

Check the lot before the deposit

Cadastral number, boundaries and area, permitted use, encumbrances and bans, utility connection data, the seller's documents attached to the lot, the construction deadlines the plot carries, what the start price is based on, and whether the lot is rising-price or descending-price. We also check how often the lot has been listed and whether the price was cut.

What a foreign buyer may hold (a lease of non-agricultural land for up to 25 years, buildings in ownership), when a local company is the right vehicle, and the tax consequences of holding, letting or selling the asset. We register the company and keep its books.

What we read in the lot before you pay a deposit

  • The mandatory fields of a land notice: the outline on the YERELEKTRON map, the right on offer with the lease term and draft lease, category and permitted use, area, neighbouring uses, spare capacity on the utility networks, distance to a public road, structures allowed and banned, restrictions, production losses and, in industrial zones, the investment and jobs required.
  • What the start price is built on: for ownership the market value; for a lease right a formula of area, territory category, land-tax rate, utilities, permitted use and size. Permitted use moves it: trade and services carry a coefficient of 1.4, manufacturing 0.9, pharmaceuticals and food production 0.8. A relisted plot may come back cheaper, so we read the appraisal, the start price and the listing history separately.
  • The registers and the building: the seller's title, mortgages, leases, easements and bans through an extract from the rights register, issued only after the applicant is identified. For a building we confirm the usable area against the total (a workshop listed at 208 m² had 60 m² of usable space), whether equipment, tenants and the land are included, and any condition that the buyer settles the seller's debts. A restriction on an enforcement lot is lifted by the auction record; any other one is a question for the seller.
  • On the ground: a bidder may inspect the site and request documents from the day of the notice. We compare the fence line with the outline, the access and the nearest connection point, and say when a valuation is needed to justify a maximum bid.

Bidding day and the paperwork after it

  • The notice comes out 30 days before the sale; applications are accepted until 09:00 Tashkent time on the day of the auction and cannot be withdrawn after that; a sale needs at least two bidders. The bidding certificate is free and issued remotely.
  • The session opens at 10:00. The step is 10% of the start price, or 5% above 2,000 BRV; each rise gives the others ten minutes, and the last confirmed bid wins. An offer made outside the step is allowed from the day of the notice, stays sealed until the session and then binds you. The runner-up becomes the reserve winner.
  • Losing bidders get their deposit back within three working days. A winner who does not pay loses the whole deposit and is barred from the platform for a year, permanently on a repeat, together with the company's founders.
  • After payment the operator issues the protocol by the next working day. A lease is confirmed with the digital signature within ten working days and registered within two; for ownership the state warrant is issued within one working day and the right registered within two. Boundary marking follows within three working days, and only then does the right exist; the register extract is your proof.

Obligations that come with the plot

  • Commissioning deadlines run from the allocation date: two years for a plot up to 0.1 hectare, three up to 1 hectare, four up to 10 hectares and five above, unless the plot's documents say otherwise. Miss it and the khokimiyat must sue to cancel the right and re-auction the plot; you get back what you paid less costs, only out of the repeat-sale proceeds, and you pay for demolition.
  • A lease right can be transferred within its term, but the construction deadlines do not restart and an unpaid instalment travels with the plot. A leased plot can be privatised after full payment if it fits the town-planning documents, by an Uzbek citizen or company only.
  • Industrial-zone lots admit legal entities only, come as a lease of no less than ten years with investment obligations set by the zone's directorate, and are terminated if you have not begun fulfilling them within six months.
  • Foreign buyers and foreign-invested companies cannot privatise land, hold non-agricultural land only on a lease of up to 25 years allocated through the Cabinet of Ministers, and since 1 May 2026 cannot bid for agricultural leases. A state building they buy comes with the land on lease.
  • Rent on state land is paid as land tax. Away from Tashkent, Nukus and the regional capitals a newly sold plot pays half the rate until commissioning, for up to three years, clawed back with interest if commissioning is late.

How the work proceeds

  1. Send a short description and the details listed above. You get a reply within one business day: a fixed quote, or the one or two questions we still need answered.
  2. Send the brief; we reply within one business day with a fixed quote and, if you want, the first shortlist.
  3. You pick the lots to check; each gets a due-diligence memo and a maximum bid. We register you on the platform and pay the deposit on your instruction.
  4. We run the bidding, then complete the contract, payments, state warrant and cadastral registration and hand over the registered right. The 2% fee is fixed against the winning price.

A shortlist takes a week. Due diligence on a lot takes three to five working days, more when a site visit is needed. The auction date is set by the notice, published 30 days before the sale; after the win, the payment deadline is 10 or 15 working days depending on the price, the contract is signed within 10 working days and the right is registered within 2 working days of filing. The operator and the registrar control those dates.

Frequently asked questions

How much does it cost to buy land through E-auksion with your help?

One fee of 2% of the winning price, minimum $4,000 per lot, covering the search, due diligence, bidding and the documents up to the registered right. The buyer separately pays the deposit, the price (in full or by instalments at the Central Bank rate) and, after purchase, land tax or rent. Registration fees and the operator's 1% come out of the lot's proceeds.

Can a foreign company buy a plot at E-auksion?

No. Foreign persons and foreign-invested companies may hold non-agricultural land only on a lease of up to 25 years, cannot privatise a plot, and since May 2026 cannot bid for agricultural land. They can buy state-owned buildings, with the land underneath on a lease. A local company owned by foreigners is still a foreign-invested company for this purpose; we explain the structure that fits your project before you bid.

Is there an instalment plan?

For land bought or leased at auction, yes: equal monthly instalments at the Central Bank key rate for up to one year in Tashkent, three years in the regional capitals, five years in other settlements and ten years in remote districts, with a down payment of 15–35% depending on the location. Paying the whole price within 15 working days earns a 20% discount. State buildings follow a separate schedule of up to 36 months.

What if we do not build in time?

A plot bought at auction carries a commissioning deadline of two to five years depending on its size. If it is missed, the khokimiyat must sue to cancel the right and re-auction the plot; the buyer is refunded the price less the sale costs and pays for demolition. We put the deadline in the memo before you bid and can handle the permits after purchase as separate work.

Why are so many lots on E-auksion so cheap?

Because many are not land or buildings: mobile trading points, the right to enter into a housing-construction participation agreement, rights to use wild plants, debt claims, vehicles. A cheap plot is usually far from utilities, in a remote district or carrying obligations. The screening separates these and the memo says what the price is based on.
